Phased refurbishment of 12 Arthur Street,London, EC4, a multi-tenanted office building, converting part Basement carpark for new cycle facilities.

Understanding the challenges

The phased refurbishment of a 10-story 104,000 sq ft office building in the heart of the City of London. Refurbished while tenant occupied, included the conversion of part Basement car park to cycle facilities, showers, lockers. Appropriate modifications have been undertaken on the inherited central plant with each floor plate refurbished in turn to introduce new VRF heat pump heating and cooling with heat recovery, LED lighting with presence detection and daylight dimming together with ventilation, fire alarm, small power, domestic water services, above ground drainage and sprinkler installation modifications. Energy Performance Certificates have been upgraded to a ‘B’ rating on each floor’.
