The transformation of an outdated vacant 1960’s 16-storey building into a 28-storey landmark mixed use office led development with retail and apartments. RHB were tasked with undertaking the full MEP design from RIBA Plan of Work Stages 1 through to 7.
Our main challenge of designing a highly complex Mechanical, Electrical and Public Health Solution in a structurally limited space was overcome by utilising full 3D design and clash detection software. Working closely with Hordon Cherry Lee Architects, AKT II and MACE MEP to ensure coordination was dealt with at design stage to maximise lettable space and limit the impact of coordination issues when the project reaches site. RHB’s scope included production of the planning stage Sustainable Design and Construction Statement plus the design of containment, fire alarm, power, lighting, access control and security, smart building equipment, centralised cooling/heating systems including CHP, ventilation, drainage, domestic water & fire engineering. The scheme is targeting the following: -BREEAM ‘Excellent’ rating; -WELL Certification Shell & Core ‘Gold’ rating with scope for ‘Platinum’ fit-out rating; -WiredScore ‘Platinum’ rating; -Energy Performance Certificate ‘A’ rating.
