The scheme comprises a 50,000 sq ft new build office building with basement car park and high quality Grade A speculative office accommodation on ground up to third floors.
The offices have been fitted out to a Category A standard and arranged so each floor plate can be divided into three separately divisible standalone tenants’ demises. The building has been designed and constructed to a BREEAM for Offices New Construction 2011 ‘Excellent’ rating with an ‘A’ Rated EPC and a 25% reduction in CO2 emissions below target Building Regulations Part L standards. The MEP design includes LED lighting throughout, VRF heat pump heat recovery comfort cooling with rejected heat used to heat domestic hot water, photovoltaic panels and passenger lift regenerative motors which generate electricity during each lifts downward cycle.
