Pike Close, London – Phase 1

Client

Vistry Group South London

About the project

Phase 1 of the Pike Close regeneration project marked a significant beginning in Riverside’s long-term goal to create a fully electric, low-carbon estate that emphasizes quality, comfort, and long-term affordability for residents. The completion of the now occupied Samara House set a standard for how building services can contribute to broader social and environmental outcomes.

Phase 1 included Block C, a nine-story building consisting of 29 homes, as well as the new energy center for the estate, which was delivered and made operational as part of this initial phase. RHB was appointed to provide comprehensive mechanical, electrical, and public health design services. Our approach centered on integrating simplicity, efficiency, and future adaptability into every system. The scope for Phase 1 included enabling works that were designed not only for immediate operation but also to facilitate a seamless transition into a future centralized energy network. This demonstrates that effective MEP design not only addresses today’s needs but also anticipates those of tomorrow.

Understanding the challenges

Phase 1 required more than just technical delivery; it demanded foresight. With the energy centre delivered ahead of the wider network, we had to create a self-contained MEP solution that was fully operational from day one, yet inherently future-ready and compatible with the planned district heating system.

This dual-purpose design challenge pushed us to think differently about sequencing, connection strategies, and maintenance access. Rather than defaulting to short-term fixes, our team developed a framework that would scale naturally into future phases, coordinating evolving layouts and tight plant space to drive spatial clarity and buildability.

In doing so, we’ve demonstrated that scalable, zero-carbon infrastructure can phase in with confidence, without compromising long-term integrity, cost efficiency, or resident safety.
